Notes: If you are purchasing or selling a home, please read the instructions for this page listed below, and consult the checklist below. The seller must notify the Association when the property is listed by filling out the Intent to List form and the seller (or agents) fills out the  Pending Sale Documents. A meeting with the new member committee is required to ensure awareness of regulations and procedures for any outside construction and adherence to property setbacks in Snug Harbor. The purchasers certify that they understand this information by executing a notarized affidavit. That notarized form is also part of the Pending Sale package and is signed after the meeting with the new member committee.  All forms listed on the checklist, as well as a signed contract and properly executed Condominium Rider must be completed with a copy sent to SHYC's property management and another copy to SHYC's Welcome Committee. REALTORS NOTE: The Condominium Rider must be properly completed as part of the contract. An example is part of the Sale or Lease link below. The capital contribution is $6500 and is paid once. The annual dues change each year and are currently (2019) $1861. Check with welcome committee for updated figure in 2020.
